What is an all season room, and do you need one?

An all season room is a sunroom with its own heating or cooling. Hacienda Heights Sunrooms & Patios builds them in Hacienda Heights, CA so you can use the room in a hot August and a chilly January, not just on the nice days.

Most people who call us have a patio or deck they only use when the weather cooperates, or a sunroom that bakes in summer and sits cold in winter. The price turns on the room's size, the materials, what it sits on and how it gets heated and cooled. The schedule turns on what's under it and what the county wants to see before it signs off. If you can live without heating and cooling, a three season sunroom is a simpler build. Either way, I come out and look first, and your written estimate lays out what your room needs.

How do you know it's time for an all season room?

Patio too hot by noon

The furniture's out there, but nobody sits on it once the afternoon sun hits the slab. That usually means shade alone won't fix it and the space needs walls, glass and cooling. Every summer you wait is another one spent indoors looking at it.

Sunroom you skip all winter

You've got glass and a roof, but in the colder months the room gets chilly enough that you shut the door on it. That's usually a room built without its own heating or cooling, and a space heater only gets you so far. Waiting keeps you paying for a room you use half the year.

House feels a room short

The kids are home, a parent is moving in, or you're working from the kitchen table. When the patio is the only place left to grow, a heated and cooled room there can work like a regular room addition. Holding off usually means another year of everyone in each other's way.

How we build all season rooms

First I look at what the room will sit on, whether that's a slab, a deck or bare ground, because a sunroom is mostly glass resting on whatever is under it, and glass doesn't forgive much. Then we decide together whether the room stays shut off behind your existing doors or opens up to the house, since that one choice decides how it gets heated and cooled. Once that's settled, we set the foundation or floor, frame the walls and roof, set the glass and put in the heating and cooling that fits the choice you made.

Some homeowners find out partway through the conversation that they want something a little different. If the goal is mostly a closed-in patio with less building involved, look at our enclosed patio rooms. If you want a glass roof and as much sky as you can get, ask about solarium installation.

  • Closed off behind your existing doors

This suits you if you want a separate space, like a reading room or a place for plants, without changing the house you already have. Your doors and windows stay where they are and keep the room apart from the house, so the room gets its own heating and cooling.

  • Opened up to the house

This suits you if you want the room to feel like part of the living room. At that point it's really a regular room addition, so we plan it that way, heating and cooling included.

Building all season rooms in Hacienda Heights

Hacienda Heights is unincorporated county land, so permits here come from LA County Public Works. The county's list of addition and alteration work names adding a new room but doesn't mention all season rooms. That list alone doesn't settle what your job needs, so the question goes to the county. We look up which office handles your address. When the job needs a permit, we take care of the paperwork and work through the inspections with you. The county may also want your plans checked against the building codes before it issues one, either at a county office or online through its EPIC-LA site.

Up along the Puente Hills foothills, many lots slope enough to bring in the county's hillside grading review, and a local permit guide says a geotech report, which is a study of the ground, is typically required. If you're up that way, put your address into the State Fire Marshal's fire hazard map as well, because it shows whether your property sits in a Fire Hazard Severity Zone. We see the same sloped yards on jobs in Whittier and West Covina. We build in plenty of other cities around here too, so call and ask if yours isn't listed.

What happens after you call about an all season room?

  1. Call or send the form

Call (626) 269-6285 or use the form, and tell us your address and roughly how big a room you're picturing. We'll set a time for me to come out.

  2. I look, measure and ask

I come out to look at what the room will sit on, measure it and ask how you plan to use it. How you'll use the room tells me more about heating and cooling than the tape measure does.

  3. Written estimate, then permits

You get a written estimate that spells out what your room needs, so you know what you're getting into before you sign anything. Then we sort out the permit side for your address.

  4. We build, then walk through

My crew and I build the room. When it's finished, I walk through it with you before we call it done.

Frequently asked questions

How much does an all season room cost in Los Angeles County?

In Los Angeles County, a 200 sq ft four season sunroom usually costs about $30,000 to $60,000. Cost guides nationally point to size, materials and the foundation as what moves that number most, so compare those three things line by line when you have more than one quote. Your written estimate shows where your room lands.

How is an all season room different from other sunrooms?

An all season room has its own heating or cooling, and other sunroom types don't have any installed. That's what lets you use it on the hot days and the cold ones instead of only the mild ones. If you only want the room for spring and fall, you may not need it.

Can a sunroom go on my existing deck?

Sometimes, but the deck usually needs more beams, posts or footings first, because a room adds weight and loads the deck wasn't built to carry. National sunroom guidance is to have a local structural engineer look at the deck before you count on it. I'd want that answer before we price anything on top of it, the same as with any deck-to-sunroom conversion.

How do I know if California's energy rules apply to my all season room?

Ask early, because California's Energy Code sets energy and water efficiency requirements for additions to existing buildings, and a heated or cooled room is the kind of project where the question comes up. Whether and how those rules apply depends on your design, so it's easier to settle while the design can still change. We raise it on the first visit for that reason.

How do I prepare plans for a sunroom addition in LA County?

You need an accurate, detailed set of plans, specifications and supporting documents, because LA County Building and Safety requires that for most construction projects. Those plans start with the measurements I take at your house, which is one reason I take my time with the tape.

Can a deck contractor build an enclosed sunroom in California?

Not under the D-41 siding and decking license, because California's contractor licensing board says that classification excludes building covers or enclosures of any kind. So before you hire anyone for an enclosed room, ask which license they hold.
